The Building Manager (Facility Management Manager) shall be overall responsible for the
performance of the Facilities Management Manager Services for the HTD(s) in the properties which
he is assigned to. The Building Manager will report direct to Area Manager and client on sites/Home
Team Division which he or she is assigned to.

This comprises the administration and management of the following work but shall not be limited to
followings:

1. Setting up records and maintenance systems including contract preliminaries as detailed in
the MHA contract
2. Routine servicing, maintenance and replacement of parts of mechanical and electrical systems
and Domestic Equipment as described in Schedule B; and of Building & Civil Engineering
Components, and Facilities as defined in the Conditions of Contract of this Invitation to Tender;
3. Housekeeping services and custodial repairs and regular inspections of the buildings and
mechanical and electrical systems;
4. Routine maintenance of firing ranges. ship mock-up and other specialised training facilities;
5. All contingency Repairs;
6. Routine servicing, maintenance and replacement of parts of Specialist Systems comprising lifts,
burglar alarm systems and key holding Services by direct Contractors separately appointed by
the Authority as described in clause 18 hereunder;
7. Routine servicing of fire extinguisher and other works and Services of contracts called under
bulk tenders by Government common Agencies
8. Infrastructure Improvement Works;
9. Vacant buildings and vacant sites (i.e. vacant lands without buildings) as described in clauses
16 and 17 of this Requirement Specifications in the Contract.
10. Assess and recommend monthly payment claims from the term contractors;
11. Reviewing the current Standard Operating Procedures (SOP); and submitting proposals, if
necessary, for the approval by the Authority, for amendments and/or additional procedures
in line with current Authority requirements and guidelines.
12. The Facility Management Manager shall be responsible for updating, maintaining and keeping
the latest updated copy of the SOP for the inspection and review by the Authority at any time
during the Services Period.
13. The Facility Management Manager shall also ensure that his Building Manager and every
member of the managing team are always contactable. To enable easy and quick contact for
urgent fault reports and work request at all times, the Facility Management Manager shall
update the Authority of any changes made to the contact information. These changes shall be
reflected in the monthly management report.
14. Any other duties as shown for the scope of work for facilities management as per MHA
contract.
15. All other duties as and when assigned by the company
